Feasity is designed for simplicity. To initiate a new feasibility, select from one of the modules on the left of the screen. The modules include Townhouse, Multi-Stage Residential, Apartment, and Commercial feasibilities.
Townhouse: A contemporary townhouse features a modest footprint across multiple floors, often created by subdividing a single residential lot. Townhouses involve shared land and common property ownership, including duplexes, providing dual rental incomes and requiring less space than freestanding homes.
Multi-Stage Residential: This involves Land Subdivision over multiple stages, selling land without constructed houses. Financing becomes more complex as each stage is separately funded, spanning multiple years.
Apartment: This structure comprises multiple units and stories within a single building.
Commercial Property: Real estate assets intended for business purposes, generating income through leasing or renting space to businesses.
Brief Overview: Site Inputs: Define specifics and high-level assumptions, inputting site address, land size, revenue escalation, cost inflation, price estimate, and stamp duty based on the property's location.
Economic Inputs: Address user expectations for gradual increases in costs and revenue over time. Cost Escalation and Revenue Escalation employ straightforward calculations.
Timeframes: Set project timeframes, covering planning, acquisition settlement, marketing and sales, construction, and settlements.
Development Parameters: Shape assumptions about development, covering site coverage, levels, build efficiency, car park requirements, build cost, and the option to include ground floor retail. Introducing "Level Step-backs" for designs with smaller upper levels.
Product & Pricing: In Unit Details, select the product mix, allocate proportions, set comp rates, and input average area data.
Development Costs: Cover various expenses, including car parking, professional fees, stat fees, marketing, sales commissions, landscaping costs, contingency, holding costs, and development management fees.
Finance Assumptions: In the Finance section, input financing parameters such as LVR, interest rates, and fees.
KPI’s: Feasibility Results provide a comprehensive overview of calculations, including KPIs, revenue, cost breakdowns, profit forecast, estimated development margin, IRR range, equity required, and money multiple.
